Many of our competitors maximise their profits by charging their landlords a ‘premium’. You can rely on us to provide a comprehensive and professional service at rates our landlords testify to be reasonable and fair.

Our letting service includes:
– Advertising including in-house photographer
– Arranging & accompanying all viewings
– Comprehensive tenant referencing & credit checks
– Drawing up detailed tenancy agreement
– Registering of deposit with the DPS
– Organise EPC, gas check, inventory & cleaning

We do not charge for our comprehensive tenancy agreement, nor do we charge for registering the security deposit.

No Renewal Fees

We consider renewal fees to be unfair as do the majority of Landlords. To pay an agent a percentage of the rent in the second year and beyond for little work is unjustifiable, this is why it is our policy not to charge landlords any renewal fees.

As the tenancy end date approaches, we will be in touch to discuss renewal options and assist in negotiating rents and the issuing of new contracts.

With the landlord in mind, we offer flexible and advantageous payment terms. With the benefit of our Free Rent Collection Service, you have the option to spread our letting fee over the initial twelve month term of the tenancy.

Property Management

Urban Letting’s Property Management is available as a standalone service or in conjunction with our lettings service.

We will act as a professional intermediary between you and the tenant, taking the day-to-day running of a property out of the your hands.

Our trusted team of contractors solve a range of maintenance issues and our management department will professionally handle tenant queries, leaving you to spend your spare time as you wish without the hassle or concern of making yourself available.

It is our responsibility to ensure the property is well maintained and when issues arise, as they invariably do, we will manage the situation efficiently and effectively, leaving you comfortable in the knowledge that your property is indeed in safe hands.

Our management service includes:
– Rent collection with monthly and annual statements
– Property inspections
– Arranging repairs and maintenance
– Management of tenant’s expectations
– Transfer of utilities
– Arranging payments of any associated property outgoings
– Handling tenancy changeover including reviewing the check-out report
– Security deposit negotiation prior to possible arbitration

We do not charge for any additional property visits, nor do we mark up trade invoices by adding a discreet percentage.
